Don‘t Get Thirsty in Closing Deals with Nicole Pendergrass
Friday Nov 12, 2021
Friday Nov 12, 2021
Welcome to Real Estate (Un)Success Stories. Join your host Cody Lewis and our guest, Nicole Pendergrass. She shares her one-of-a-kind experience in her first solo deal, which seemed superb at first glance until she discovered heaps of issues. From this misstep, she shares how to move forward and take calculated actions with financial adeptness.
Nicole Pendergrass started her real estate journey with no money, no credit and no connections. She bootstrapped a couple of unsuccessful ventures while building her credit and savings to finally purchase a 3 family house-hack. A few years after, she refi'd her equity and diversified that capital into several wealth building buckets, two of those being joining coaching and mastermind groups. She then closed on her first commercial apartment building as a JV after maximizing connections in her new networks. She currently is Founder and CEO of Noirvest Holdings, a REI firm with the mission to close the gap by bringing 'privileged' investment opportunities to overlooked investors and helping minorities build generational wealth. She is passionate about marginalized communities having equal opportunity to live financially free.

He shares his story of stepping out of the corporate world and engaging in the realm of entrepreneurship. Despite the terrible failures he encountered, he carried on to fulfil his dream. Paul shares the virtue of effective communication and how pivotal it is to properly delegate.
In 2015, Paul Thompson wanted out. His corporate office had become a suffocating cell. Paul decided to start buying rental houses, build passive income and break the chains of Corporate America. He was so successful, he secured 20 deals in his first 18 months of investing. Over the years, Paul has continued to transform his family's life with real estate investing. He currently does over 100 deals per year and he's helped hundreds of entrepreneurs and investors transform their lives through real estate. He is a father, husband, online mentor, and in-person program leader who creates opportunities for others to learn about the power of real estate investing part or full-time. He helps them turn their investing strategy into something that matters most to them and feels authentic to who they are without sleazy sales tactics and without overwhelm. Paul's teaching provides you with a real-life, here-and-now approach to what's currently working. Throughout his real estate investing journey, he has experienced failures, loss of money, successes, and growth in many ways. Paul's focus is not solely on high-level tactics, as that leads to temporary or fleeting results. Instead, he focuses on an internal approach with working through mindset, goals, fears, and identifying what could be potential roadblocks. Once this is mastered, he provides you with tactics and steps to secure your first or next deal.

Welcome to Real Estate (Un)Success Stories. Join your host Cody Lewis as he talks with Denis Shapiro, Managing Partner at SIH Capital Group, LLC. Denis began investing in real estate in 2012 when the market was just beginning to recover from the GFC (Global Financial Crisis). He built a cash flowing portfolio including many alternative assets, such as Note and ATM funds, mobile home parks, life insurance policies, tech start-ups, Industrial property, short term rentals, and more. He co-founded an investment club for accredited investors in 2019. Following the success of his investor club he launched SIH Capital Group.
